Crescent Energy's process has proven to be consistently successful in getting the required sustainable design elements in construction documents, managing the construction process to achieve contractor dependant LEED points, and streamlining the LEED certification application development, submission, and approval process. Crescent Energy has a detailed approach to Energy and LEED rating systems that include Pre-Design, Design Development, Construction Documents, and Construction Administration. Crescent Energy has also developed a series of workshops aimed at training both individual professionals and trade contractors. Our strategic role in each phase of the design process includes:
Pre-Design:
- Review, identify, and assess high priority green building issues
- Work with design team and owner to set sustainability and LEED goals early in the project
- Facilitate a design with entire design team to brainstorm ideas, barriers, and solutions
- Develop clear objectives to serve as a road map for the entire project
Design & Development:
- Write technical reports quantifying design criteria and their benefit savings streams
- Provide technical assistance to support the selected green proposals
- Provide close technical support to each design team consultant in getting required elements into the construction documents to achieve the path to compliance
- Develop a Measurement & Verification plan template to ensure operations issues are addressed during the design of the building
- Research appropriate green and natural materials (find materials that meet multiple criteria such as low toxicity, low embodied energy, high recycled content, highly durable, and are easily maintained)
- Review drawings and specifications to assure related sustainability and LEED requirements are included
- Delegate LEED critical path milestone assignments; Conduct periodic assessments to assure project and LEED goals are being met
- Begin documenting LEED credits for certification application binder
Construction Documents :
- Continue to research products and systems for inclusion in final documents
- Review drawings and specifications to assure related sustainability and LEED requirements are included
- Conduct periodic assessments to assure project and LEED goals are being met; Continue documenting LEED credits for certification application binder
Management Plans:
- Create the Indoor Air Quality (IAQ) Plan to ensure that it meets the requirements for air quality standards
- Create the Waste Management Plan to ensure that it meets the project requirements
Construction Administration:
- Conduct pre-bid meeting so appropriate and informed bids are submitted
- Respond to contractor requests for information
- Review submittals, including substitution requests that may affect building performance or a LEED credit
- Discover and set LEED goals (score target) with the owner and design team, establishing design strategies with the design team (path to compliance) for each target LEED prerequisite and point
- Conduct site visits focusing on implementation of green and LEED features during construction
- Compile all documentation, calculations, submittals required for LEED certification, draft and submit the LEED certification application (write-up and documentation descriptions) to the USGBC
- Monitor the Indoor Air Quality (IAQ) Plan to ensure that the project is in compliance
- Monitor the Waste Management Plan to ensure that all contractors are meeting its specific requirements
